Downtown St. Pete's "Opening This Summer" Really Means Four Months From Now

If you've spent any part of 2026 reading local food coverage and then driving down Central Avenue expecting to eat where you read about, you've probably found plywood over a doorway instead of a table. It happens often enough downtown that it stopped feeling like bad luck and started feeling like a pattern.

It is a pattern. Track the actual dates behind this year's biggest downtown restaurant stories and a rule emerges: when a St. Pete restaurant announces it's "opening this spring" or "opening this summer," the doors tend to open closer to four or five months after that headline runs, not weeks. That gap matters if you live here and plan your week around what's supposedly new. Here's what's actually ready for you right now, what's still just a rendering and a press release, and the handful of things you can walk into tonight that have nothing to do with any of it.

The lag, measured in real dates

Three examples from this year line up almost too neatly.

Casa Origen, the farm-to-table concept slated for the EDGE District, was first reported coming to the EDGE District of downtown St. Pete, with plans to open this summer at 937 Central Avenue, the former home of No Vacancy, a retro Florida-themed bar that closed last year after a six-year run. That story ran in early April. As of a St. Pete Rising update from roughly two weeks ago, the restaurant's food partner, Lakeview Farm Store, was still described as the driving force behind the food served at Casa Origen, a farm-to-table restaurant opening in the EDGE District later this summer. Four months after the original announcement, "this summer" is still the entire timeline anyone will give you.

Mei, the French-Nordic-Japanese concept from the team behind Tampa's Kōsen, followed the same arc. In late March, coverage said flatly that the restaurant is opening in downtown St. Petersburg this spring. Spring came and went, and the most current reporting available now places Mei in its soft opening phase at 320 3rd St S, led by Executive Chef Alex Chamberlain, who transitioned from his role as Chef de Cuisine at Michelin-starred Kōsen in Tampa. Spring announcement, summer soft open. Same months-long lag.

In mid-March, the news broke that St. Petersburg's longest-running restaurant will close its doors this summer, with the family-owned staple at 358 22nd Avenue South serving its last meal in mid-July after more than 75 years serving the community. Regulars started planning final visits. Then, in June, the story flipped: the purchasing group decided to continue operating the restaurant rather than shutter it, with the south St. Pete institution being acquired by a local ownership group led by real estate investor Cullen Mahoney, who brought on Ferg's Sports Bar owner Mark Ferguson and Shrimpy's Waterfront owner John John Delladonna to keep the 75-year-old restaurant alive, with the sale expected to be finalized in August.

By early July, the timeline had sharpened again. A grand reopening was reported to be tentatively planned for late August. That means the closing announcement in March, the save in June, and the actual relaunch in late August span roughly five months of headlines for one restaurant that, by every account, is barely changing. Mahoney told St. Pete Rising, "We care about every photo that's under polyurethane stuck to the bar," which is about as clear a signal as you'll get that the pink bathtub planters and the patio aren't going anywhere. The new owners are adding a roof over the patio and applying for a liquor license, but the place itself is staying the place itself.

If you've been holding off on a Chattaway burger because you heard it was closing, late August is when that changes.

What you can actually eat right now

While the announcements pile up, a few kitchens downtown have already cleared the gap between headline and doorway.

Isu, the Nikkei restaurant blending Japanese and Peruvian technique, has been open long enough to earn repeat visits and detailed write-ups since December. It sits in the basement of Fortu with its entrance on Beach Drive, sharing the same ownership and management team. This isn't a soft opening. It's been running for months.

Bosphorous, the Turkish and Mediterranean chain that expanded into St. Pete from Orlando and Tampa, is fully operational too. Its new location on the first floor of EDGE Collective at 1246 Central Avenue soft-opened on Feb. 20, which puts it about six months into service now. If you haven't tried the mixed grilled kebaps, they're not going anywhere.

And if you want a St. Pete restaurant story with zero ambiguity about whether it's real, look at chef Jason Ruhe's group. Sea Worthy Fish + Bar has been open in Tierra Verde since Jason and his wife, Hope Montgomery, launched it following the success of Brick & Mortar in downtown St. Petersburg, and the pair have since expanded again with Pulpo Kitchen + Lounge in the Grand Central District. Two working restaurants, no soft-opening asterisk.

Still on the calendar, not yet on the table

Here's what to stop checking your phone for until the calendar catches up.

Casa Origen is still "later this summer," per the most recent reporting, which given the pattern above could mean September.

Moon by Malio's, the newest concept from the family behind Malio's Prime Steakhouse and Malio's Beach House, is further out. It will open at 109 8th Avenue on the ground floor of the boutique Berkeley Beach Club hotel, with the restaurant expected to open in September. That's a full season after most of the earlier buzz about it started circulating.

The Chattaway's relaunch, again, is tentatively late August. If you've been avoiding the place thinking it's shuttered, it isn't yet, and it won't be for long either way.

The rhythm that doesn't wait on any of it

Here's the part of downtown living that never runs on restaurant-industry time. These happen every week, rain or shine, whether Mei has its full menu running or not.

The Saturday Morning Market at 212 3rd St N takes place every Saturday from 9am to 1pm, rain or shine, with free admission. It's the one fixed point in the week if you want produce, coffee, and a reason to walk downtown before it gets hot.

On the second Thursday of every month, Tampa Bay Market runs a night market from 5pm to 9pm at St. Petersburg Distillery, 800 31st St S, with artisans, music, food, and distillery tours. It's smaller and later than the Saturday market, which makes it the better option if your week doesn't have room for a morning outing.

And if Saturday mornings are more about moving than shopping, the Hollander Hotel has brought back its poolside series. Classes start at 8:30am, capacity is set at 40, and the rotation of teachers from The Body Electric Yoga Company includes Makenna Caskey, Jamie Morgan, Kristina Rich, and Abby Goodwin. Preregistration is encouraged, since 40 spots go fast once the temperature climbs.

The takeaway if you already live here

None of this is a case against downtown's restaurant scene. The pipeline is real, the chefs behind it are legitimate, and most of what's been announced this year will eventually open. The lesson is just to treat "coming soon" as a placeholder, not a plan. If a story says spring, expect summer. If it says summer, expect fall. Meanwhile, Isu, Bosphorous, Sea Worthy, and Pulpo Kitchen are already running, the Saturday Morning Market opens on schedule every week no matter what's happening on Central Avenue, and the Chattaway will very likely still have the same tea-stained plaques on the wall when it reopens.
